The Noida authority on Monday directed realty firms Greater Value India Limited and Antriksh Developers and Promoters Private Limited to give a written schedule for redressal of homebuyers’ grievances in their respective housing projects. Greater Value India Limited has developed Great Value Sharnam in Sector 107 and Antriksh Developers and Promoters Private Limited has developed Antriksh Golf View in Sector 78. A large number of homebuyers from both projects gathered at the Indira Gandhi Kala Kendra in Sector 6 where Noida authority is meeting homebuyers and builders of various projects to address their complaints. “The Greater Value India Limited has given possession in Phase 1 without providing basic amenities such as Ganga water supply, pool, club and roads. We are unable to execute flat registry because the builder has to clear significant land dues. The builder has constructed in violation of sanctioned layout map and has built additional floors without buyers’ consent. He has also used poor construction material and drafted one-sided builder-buyer agreement,” said Rajiv Nijhawan, a homebuyer. Others alleged that the builder is yet to obtain water connection for 1,440 housing units. Neeraj Agarwal, director of The Greater Value India Limited, said, “I will give possession in five towers in June 2017 and in four towers by September 2017. I will address all other issues as per law.” Similarly, Antriksh Developers and Promoters Private Limited is also said to have given possession without providing basic civic amenities. “The builder gave possession to 900 families in 1,500 flats built in the first phase of Antriksh Golf View, but has not obtained occupancy certificate (OC) and is supplying dirty groundwater for drinking. There is no proper parking, green area, club and other facilities,” said Brijesh Singh, a homebuyer. “If we file a complaint about such issues, the builder threatens us with dire consequences. Once, the builder warned me that he will set the building on fire if I file a complaint. A security guard also thrashed one of the residents over a parking issue,” Singh added. Denying allegations of threatening homebuyers, the realty firm’s managing director Rakesh Yadav said, “Buyers do not use stickers, causing parking problems in the complex. I will finish the project and complete all civic amenities if the buyers give me Rs100 crore in dues. I am also arranging funds from banks to finish this project soon.” Noida authority additional chief executive officers (CEOs) Shishir Singh and Manish Verma directed the two builders to submit in writing by when they will address the issues raised. “The builders will have to make promises in writing. If they fail to address the issues, the authority will have to take action,” said ACEO Singh.
